The property is accessed off Abbey Meadows, a no through road, which in turn is accessed off Abbey Park Road (B5327) 1.4 miles north of Leicester city centre in a mixed residential and commercial area. Abbey Park Road forms a junction with the A6 and A607 to the west and east respectively both giving direct access to Leicester city centre.

The city is centrally located within the UK and has excellent access onto the M1 motorway with junctions 21 and 22 lying 3 miles and 8 miles to the south west and North West respectively. Junction 21 of the M1 also forms the intersection of the M69 motorway. London is just over one hour’s travel time on the main Sheffield to London (St Pancras) line.
